"Mixed-use buildings such as shop-houses or home-offices have been a significant part of Bangkok's cityscape for quite some time, and they have been developed in many ways. However, they were usually built as simple structures with minimal requirements and would later need extensive modifications or additions by the users.

For this project, HOF: Home & Office, IF focused on developing this mixed-use space in the most suitable way for both living and working. Initially, the area was separated into lower and upper levels. The lower level is designed for the working space, which needs to be more accessible, while the upper level is for the living space, which requires more privacy.

To serve the working space, the parking area has been sunken, and 4-5 parking spots are provided for each unit by increasing the width of each unit to 6.30 meters.

With this increased width, the service core consisting of stairs, toilets, pantry, and system shafts can be packed into one side of the building, leaving the functional space open and flexible for future use.

This design also creates cross-ventilation from the front to the back of the building. With the double space provided, the first floor and mezzanine are connected, creating a flow into the working space. The support for the working area, such as power outlets, LAN connection docks, and others, is prepared within this area to ensure optimal performance.

For the living space, comfort and relaxation are the main focus. The provision of an internal open court with enough space for various activities is key to achieving this. It also brings ventilation and natural light into the building. The gable roof provides a higher ceiling on the third floor, creating a distinct character for this level.

Since each family and office will have different requirements, the structure and planning were designed with flexibility in mind, allowing for future expansion or modifications if needed."
